Chapter 2 - The Deed With My Name Missing

Ryan read the document twice.
Then a third time.
He had negotiated nine-figure development contracts in three countries. He knew what legitimate paperwork looked like.
This looked legitimate.
That was what frightened him.
The property identification number was correct. The filing stamp appeared authentic. The legal description matched the twenty-two acres Ryan had purchased seven years earlier.
But neither his name nor Emma's appeared under current ownership.
Instead, the mansion belonged to an entity called BFR Holdings LLC.
"Who owns BFR Holdings?" Ryan asked.
Nobody answered.
Ryan looked at Derek.
Derek smiled without humor.
"It's complicated."
"No. It's actually a very simple question."
Margaret sat down.
"Ryan, you were overseas. There were tax issues. Liability concerns. Derek's advisers recommended restructuring certain assets."
"My advisers didn't."
"Your advisers weren't here."
Ryan almost laughed.
"You transferred my home because my advisers weren't here?"
"Our home," Emma whispered.
Ryan looked toward her.
Her voice had barely carried across the room, but the pain in those two words cut through him.
Jennifer rolled her eyes.
"Emma, please don't pretend you were involved in financial decisions."
Ryan stood.
"Do not speak to my wife like that again."
Jennifer's face hardened.
"Your wife signed documents too."
Emma went pale.
Ryan turned.
"What documents?"
"I thought they were insurance forms."
Jennifer scoffed.
"Of course you did."
Emma stared at her.
"You covered the signature pages."
Silence.
Ryan felt every muscle in his body tighten.
"What did she just say?"
Emma swallowed.
"Three years ago, Jennifer brought several documents to the breakfast room. She said your insurance company needed my signatures because you were overseas. She kept flipping directly to the signature pages."
Ryan faced his sister.
Jennifer's expression changed.
Not guilt.
Calculation.
"She signed them willingly."
"Without reading them."
"That isn't my problem."
Ryan took one step toward her.
Derek immediately moved between them.
"You need to calm down."
Ryan looked at him.
"I am calm."
And he was.
That seemed to disturb Derek more.
Ryan called Claire Donovan, the attorney who had handled his earliest restaurant acquisitions.
Claire answered on the second ring.
"Ryan? I thought you were in Singapore."
"I'm in Dallas."
"That's a surprise."
"So is finding out I apparently transferred my home to a company I've never heard of."
Claire went silent.
"Send me everything."
"I'll do better. Come here."
Forty minutes later, Claire entered the mansion carrying a laptop and a legal pad.
She was fifty-one, silver-haired, direct, and one of the few people Ryan trusted enough to tell him when he was being an idiot.
Tonight, she barely greeted anyone.
She sat at the dining table and began reviewing the documents.
While she worked, Ryan took Emma upstairs.
The moment their bedroom door closed, Emma broke.
"I'm sorry."
Ryan stared at her.
"For what?"
"I should have told you."
He crossed the room.
"Emma—"
"They kept saying you couldn't afford distractions."
She wiped her eyes.
"Every time I pushed back, your mother said you were working eighteen-hour days because I couldn't handle things at home."
Ryan felt sick.
"Why didn't you call me?"
"I did call you."
"You never told me any of this."
"I tried."
Emma sat on the edge of the bed.
"Do you remember when I asked whether you really wanted Margaret to approve my household spending?"
Ryan frowned.
That conversation had happened nearly two years earlier.
He remembered laughing gently and telling Emma not to worry about budgets.
"You asked me about spending," he said.
"Because Jennifer had taken my cards."
Ryan went still.
"She what?"
"She said you wanted all major expenses approved."
"I never said that."
"I know that now."
Emma gave a broken laugh.
"But she showed me emails."
"What emails?"
She opened a drawer and removed a folded stack of printed pages.
Ryan read them.
They appeared to come from his private business address.
Emma needs structure.
Mom should control discretionary spending.
Please keep this away from me until Madrid closes.
If Emma becomes emotional, remind her we cannot afford another public incident.
Ryan's stomach turned.
"I didn't write these."
Emma nodded slowly.
"I started wondering about that six months ago."
"What happened six months ago?"
"You sent me flowers."
Ryan stared at her.
"I sent you flowers every anniversary."
"The card said something your family didn't know."
Emma looked at him.
"It mentioned the night we slept on the restaurant floor after the freezer broke."
Ryan remembered.
Emma's eyes filled again.
"That was the first time in years I saw words that sounded like you."
Ryan sat beside her.
"Emma, I'm so sorry."
She looked at her hands.
"You didn't know."
"I should have."
"Yes."
The answer hurt.
It was supposed to.
Emma didn't soften it.
"You should have known something was wrong."
Ryan nodded.
"I should have."
Downstairs, Claire called his name.
They returned together.
Claire had spread the documents across the dining table.
Her expression was grim.
"The deed was recorded legally."
Ryan stared at her.
"With a forged signature."
"Forgery can invalidate it, but that requires proof. Until a court acts, the record exists."
"What about BFR Holdings?"
Claire turned her laptop around.
"Formed three years ago in Delaware."
"Owner?"
"Hidden behind a registered agent."
Derek smiled faintly.
Claire noticed.
"So I ran the mailing address."
She slid another paper forward.
BFR Holdings received correspondence at a private office in Plano.
Ryan knew the address.
He looked at Derek.
"That's your accounting firm."
Jennifer interrupted.
"Derek has hundreds of clients."
Claire kept talking.
"The trust transferred the mansion to BFR. BFR then borrowed against it."
Emma's face drained.
"Borrowed how much?"
Claire hesitated.
"Eleven-point-eight million dollars."
Ryan stared at her.
"What?"
"There's a lien."
Margaret finally looked nervous.
"Derek told us that was temporary."
Everyone turned toward her.
Ryan's voice became very quiet.
"You knew?"
Margaret swallowed.
"We needed liquidity."
"For what?"
Jennifer stepped in.
"Maintenance. Family expenses. Investments."
Ryan looked around the mansion.
At the art he had not purchased.
At the designer furniture he did not recognize.
At his mother wearing diamonds.
"You borrowed twelve million dollars against my home to fund your lifestyle."
"It wasn't just lifestyle," Margaret snapped. "We maintained everything while you disappeared!"
Ryan almost answered.
Then someone knocked at the front door.
The security guard from the gate stood outside.
His name was Noah Price.
Ryan barely knew him.
Noah glanced nervously over his shoulder.
"Mr. Bennett, could I speak to you privately?"
Jennifer immediately said, "He's working. This can wait."
Noah ignored her.
"It's about the security system."
Ryan stepped outside.
Noah held something in his palm.
A small USB drive.
"I've worked here for four years," he whispered. "Ms. Jennifer ordered me to erase security archives every ninety days."
Ryan's eyes narrowed.
"Why?"
"I don't know. But last year I started keeping copies."
Ryan looked toward the house.
"What's on that?"
Noah glanced at the windows.
"Something from the night those property papers were signed."
Ryan immediately brought him inside.
Claire connected the drive.
The footage was grainy but clear enough.
Timestamp: 2:13 a.m.
Jennifer entered Ryan's study with Derek.
Then Margaret.
A fourth person followed them carrying a leather briefcase.
Claire leaned closer.
"That's a notary."
The footage continued.
Derek placed documents on the desk.
Jennifer removed something from a folder.
A sheet containing Ryan's signature.
She placed translucent paper over it.
Then began tracing.
Emma covered her mouth.
Ryan felt his pulse pounding in his ears.
But the video wasn't finished.
At 2:41 a.m., another man entered through the side door.
He wore a dark business suit.
Ryan recognized him instantly.
He had trusted that man with every financial report, every acquisition plan, every major account in his company for almost eight years.
Claire looked at Ryan.
"Is that who I think it is?"
Ryan couldn't answer.
On the screen, his own chief financial officer, Victor Sloan, walked into the room, shook Derek's hand, and placed Ryan's corporate seal on the desk.
